All the Little Details! Thursday, May 17 2018 

If you are involved in the housing market at all you know there is low inventory and lots of buying going on. That also means there are tons of new builds and remodels happening right now. We have been having an amazing time working with our clients to take care of every little detail so that they can absolutely love their final project.

Are you Ready to Sell? Sunday, Mar 4 2018 

The real estate market is in full swing and the traditional wisdom is to get your house on the market in the spring. Well we are there here in Florida and will be there soon in northern locations. So are you ready to sell? Have you made your updates that your home needs to bring in the right buyers? Buyers are checking out your kitchen, bathrooms and master suite. But they are also looking to see how spacious the house is. Can they fit all of their items into the home? Will they have a better life in your home? So here are some tips and links to articles that we have been helping out with at Realtor.com

Declutter!!!! Go through your closet and remove about half of what you have in there. It’s coming on spring so get the heavy coats and winter boots out of the closet. A potential buyer needs to see that there will be enough room for their items. If you have it packed full it will seem like there is no room for their things.

Update!!!! Do you still have formica counter tops? Change them asap! Go with a neutral granite and undermount sinks to give a higher end feel with lots of counter space. This does not have to be an expensive upgrade as lots of fabricators have remnants that cna be used for your bathrooms. Buyers want stone counters and if they don’t see them it will be an upgrade they will feel needs to go in and that means a deduction in what they want to pay you for your house.

Backsplash!!! Do you have backsplash in the kitchen, and not just the 4″ standard splash on top of your counter. I’m talking splash that goes from the counter to under the cabinets. If you have it make sure it is clean and anywhere that needs re-grouting you get touched up. If you don’t there are lots of great options everything from 12″x 12″ tin panels to peel and stick and amazing decorative tiles. Staging!!!! This is vitally important and is one of the hardest things for homeowners to do to their own house. Staging is not about designing the home for you to live in, it is about staging the space to feel as large as possible and on trend for the potential buyer to see themselves in the space. It is about depersonalizing the space. This can be super hard on the seller because you have your home the way that you like it, however the new buyer is going to have a hard time seeing past the red walls, or the kids character rooms, or the toy baskets in every room and the personal pictures. Staging is about creating an image. Here are some pictures from a home we recently staged.

Paint!!! If you just painted recently great, make sure to touch up everywhere so the potential buyer isn’t seeing scuff marks. If you haven’t painted in awhile it is time to paint. Think neutral. Stay away from overly bright and potential turn off colors. Light grays, taupes and whites are your best bets for selling quickly. They will make everything feel brand new and will make the home feel larger.

Staging – Designing for Buyers Monday, Feb 12 2018 

Over the years I have had to explain the difference between staging and interior design many times. And although I think it is really simple and the differences are clear I know that the average person does not find it clear and simple. Here is the easiest way for me to describe the difference:

Interior Design is creating a plan and design that is in the best interest of the end user of the space. It must incorporate function and beauty to be successful.

Staging is designing a space in a way to appeal to the widest group of people so that they can see themselves in the space and are moved to purchase the building.

Do you see the differences? Design is all about the client, staging is all about selling.  Things are set up very differently for someone who is using the space daily verse the home that is only set to show the buyer what could be. Function of the end user is not taken into consideration in staging. Function of the end user is huge when designing for a client.

Interior Designers make great stagers. Stagers are not designers. This is huge. This is also where a lot of confusion comes in because there is the line of thought that if you can stage a space you can be a designer. This is not the case most of the time. Because what usually gets involved is the stagers personal style and what they like to see. There really is no place for that in great interior design. Although designers who are used to being able to separate their personal style from their client’s do make a great stagers because they are keeping up on what the newest trends are and know how to incorporate them into a plan that everyone can get behind.

So I thought I would share some pictures of a home that I staged recently to show how we keep things very “vanilla” and appealing to as many people as possible.

When staging a home we look to show how big it is, what life the buyer could have, and how amazing the features are in the property.

There is a ton of building and remodeling going on all over the country. But there is a better way. We need to stop thinking of the interior designer as the person who comes in at the end of the project to to add pretty touches. The interior designer is there to help make sure you don’t have the nightmare but a great experience along with a home that functions for you.

Design Undefined – Area Rugs Friday, Oct 20 2017 

Do you wonder where to start with area rugs? I absolutely love area rugs and here is why, they are the starting point for many great designs. And yes they should be the largest item in the room. We do not want to have a coaster for the cocktail table we want a grounding point that will encompass the room.

Area rugs are not just for living rooms or great rooms. They area great in bedrooms, outdoor patios, dining rooms, dens and kitchens. Really area rugs are great for anywhere that you have furniture.

How do we know which area rugs is going to work best? We listen to our clients to get to know their lifestyle, likes and wants. Then we select the right one for them. We have tons of styles in our showroom but we also have many sources for when we don’t have the perfect one on hand.

Colorful Kitchens Friday, Aug 4 2017 

We have been seeing white kitchens for quite a while now. I have been saying all year that color needs to be added to the white kitchen. Don’t get me wrong an all white kitchen can be beautiful but when we see it everywhere it can become typical. So I thought I would show some of the new colors that have been coming out in cabinetry. The first is the blue cabinet. A little sneak peek into the upcoming market, navy and royal blue are going to be huge! So get ready to fall in love with blue all over again. Here are some kitchens that have already jumped on the blue train.

 

These blues can go modern or traditional all it takes is a little risk to create a beautiful wow. We are also seeing the softer side of blue with these aqua or spa blue colors.

This softer look is perfect for beach houses and fun cottage styles. Don’t forget the “painted ladies” houses, these three story Victorians go hand in hand with colorful kitchens.

You can combine colors. Go bold with yellows and peacock blues.

 

The only rule is to have fun and follow your own personal style. Don’t hide your colorful soul. Talk to a designer as most of these colors are not available through standard cabinetry companies and create the kitchen of your dreams. Wallpaper – Not Your Grandma’s Wednesday, Jul 26 2017 

In a continuation of the segments that I did on ABC here is the segment on wallpaper. It is so important that we get the old idea of wallpaper out of our heads. These wallpapers are nothing like the ones we grew up with. I am so in love with what we can do to change the entire feel of a space with these amazing products.

I am very excited to say that the book is done and now available through Amazon! It has been a project of love and an amazing experience. I had always thought about writing a book but never really thought it was something that I would do. It is done and I thought I would go into a bit more depth as to what the book is about and what is in the book.

Designing You is about my philosophy on design, what it is like to work with me, and a self evaluation on your personal design style. To me interior design is all about the client. For many years and through much of my early training I heard all about how the client doesn’t know what they want. That is is the designers job to tell them what they should do. That it is the designer and only the designer that has the style and vision to see what should be done. I have always felt that this was not correct. Yes, we as designers much have a vision for what the space is going to be. But we much get that vision from somewhere. And it must come from the client.

Throughout the book you will learn about how working from a client driven space creates designs that our clients love for many years, because they are all about them.

I also want all of my readers to be able to get to know themselves more. So in the book I have included a color/design quiz that will help each reader to better understand their own personal style. I have dropped the traditional hard to understand design terms and created it in everyday language. Good design is for everyone.

I will take you on a journey of what it is like to work on clients designs, what Furniture Fashion Week is all about, and why I do what I do. Creating great design, is creating a place that you can soar from. The process includes every emotion out there. When I design I have to get into the heads of my clients. So when I am shopping for them I have to see everything as they would see it. Go through all the options and then present to them only what is best for them.

And of course there are some great pictures of completed spaces. I have included some of my favorite projects in the book to show what it is like when a space is completed. The styles range all over the place, from beach living to traditional to contemporary. And as I designer I feel that I should always be able to pop back and forth between styles because each client is different and deserves to have a design specific to them.

Let’s Talk Color Wednesday, Jan 18 2017 

Color is the one topic that everyone always wants to know more about. Color changes the look and feel of any space, instantly. Color can make a space feel warm and inviting, soft and elegant, soothing and relaxing or energizing. Each year there is a new Pantone color of the year. This year each of the paint companies have also come up with their own colors of the year. This year they are not in alignment with Pantone. So I thought I would post some of my favorite colors and the direction I see my clients currently going when it comes to color.

Neutrals – every design needs some neutral tones. Here are some great starting points for the base of designs. These neutrals give a balance to colors and allow for quick easy changes such as pillows, accessories and artwork.

Notice the tones are on the warmers side. The super cold gray is going away and warmer tones are being added, warming up the cold gray.

Blue is always going to have a place in design. It is a primary color and has a warm place in almost everyone’s hearts.

Green is the color from Pantone this year so lets look at some great greens.

Yellow is a love it or hate it color with a lot of people. Those who love it fine it cheerful. I feel that if you are going to go yellow, go with true yellows.

Purples and reds these are colors that are either in or out. If you have been following me on my design philosophy you know that I feel design is about the client not all about trends. So if you love these tones we can always make them in style.

Now lets talk combinations with these great colors.

I love the stone color mixed with the deep blue, light blue and white. This combination give depth and character to the space.

Complimentary colors come together to create POP and WOW with a balancing from some great neutral tones.

Historic greens mixed with neutral tones give a classic look.

As you think about color and your space think about using color to give depth and influence to the space. Not sure how to combine your favorite colors for your home, reach out for a consultation.
